Living in New Jersey is an expensive proposition, and it’s no coincidence that New Jersey leads the nation for the percentage of adult children still living with their parents.
Topping the list of cost drivers – and obstacles to home ownership – are property taxes. The average Garden State property tax bill topped $10,000 in 2025 and there’s no slowdown in sight. That $10,000 number is actually low in the state’s Northern suburban bedroom communities.
Here are the ten municipalities with the largest average property tax bills:

- Deal (Monmouth County) — $25,563
- Tenafly (Bergen County) — $25,123
- Mountain Lakes (Morris County) — $24,089
- Rumson (Monmouth County) — $23,692
- Glen Ridge (Essex County) — $23,673
- Princeton (Mercer County) — $23,412
